Airbnb Listing Creation


  • Writing an optimized, detailed listing.

  • Including accurate amenities, house rules, and check-in/check-out instructions.


House Manual


  • Creating a digital house manual with a web page link and QR code.

  • Providing guests with easy access to important property information.


Contractor Hiring & Training


  • Hiring and training a primary cleaner and two backup cleaners, as well as maintenance workers if needed.

  • Ensuring competitive pricing and consistent service quality.


Automated Messaging


  • Setting up automatic Airbnb messages to streamline host communication.

  • Reducing repetitive tasks while improving the guest experience.


Housekeeping Storage Setup


  • Installing a passcode-locked storage area for cleaning supplies, bed sheets, and essential disposable items for emergencies


Note: Our setup works excluding furniture assembly, appliance or decoration installation, and initial cleaning, which are labors will be under owner's costs. The owner is also responsible for reimbursing the cost of purchasing furniture, décor, and any other purchased items for the setup.


Full Management


Our short-term rental management includes:


  • 24/7 Guest Communication – Advertising vacancies and responding to inquiries.

  • Dynamic Pricing – Adjusting daily rates based on market trends with owner approval.

  • Payment Handling – Collecting rent on behalf of the owner if required.

  • Guest Coordination – Managing check-ins, check-outs, and issue resolution.

  • Supply Management – Monitoring and replenishing essential disposable items.

  • Complaint Resolution – Handling guest concerns via Airbnb, VRBO, and Booking.com.

  • Arrange Cleaning & Maintenance – Scheduling routine services, billed to the owner.

  • Property Inspections – Checking interiors after each stay and documenting damages.

  • Turnover Restoration – Repairing damages, replacing missing items to restore the property to guest-ready condition. 

  • Insurance Claims & Penalty Charges – Filing claims for covered damages and processing penalties for guest violations.



Disposable Items We Provide


We replenish essential supplies at our expense when shortages arise for short-term renters. Included items:

  • Linens & Towels: Bed sheets, pillowcases, duvet covers, bath towels, bath mats.

  • Bathroom Essentials: Toilet paper, hand soap, shampoo, body soap, body lotion.

  • Kitchen & Cleaning Supplies: Dish detergent, paper towels, sponges, laundry detergent, trash bags.


Note: We provide a fixed number of disposable items per stay, which is sufficient for the first month of use. For stays longer than 30 days, guests are responsible for purchasing additional supplies as needed.



Owner's Profit Share


The commission is calculated as follows:


Profit  =  Rental Income - Cleaning Fee

  • Rental Income is the payout disbursed by Airbnb or similar platforms (net of platform fees and applicable Transient Occupancy Tax)

  • Cleaning Fee is the actual cleaning costs incurred directly from the vacation rental and paid to cleaners.

Note: For short-term rentals, profit is calculated on a monthly basis. For stays longer than 30 days, profit is calculated per stay.
